Home sales in San Antonio are surging despite the traditional slowdown that occurs during winter months. January 2020 saw a 16% increase in sales volume from a year ago.

The recent strong showing in home sales, combined with a lower than average available inventory at 3.3 months, is pushing prices higher during the slow season for San Antonio house buyers. The January 2020 median home selling price was $229,400 which is 6% above the price from a year ago. Median means “middle” so half the prices were below this number and half were above this number.

“The trend is obvious in San Antonio. Job growth is driving demand and there simply is not enough supply, particularly in the lower price ranges. Local home developers are unable to supply new homes fast enough so we could easily see double digit price growth for 2020. However, San Antonio homes are still more affordable than comparable homes in the other major cities in Texas,” commented Mr. Amerson.

San Antonio’s residential housing market is closely aligned with the overall Texas housing market. The state of Texas also had a significant increase in home sales in January 2020, clocking in at almost 15 percent. The state also tallied a 5.4 percent increase in the median sales price for the most recent month. These are exceptional numbers when viewing them from a historical perspective.

The momentum of San Antonio’s real estate market in early 2020 was a continuation of strong job growth and upward movement in housing prices 2018 and 2019. Most of the sales activity in January 2020 was in the price segment between $200,000 and $499,000 which accounted for 57% of the total. The low priced segment of $199,000 and under accounted for 36.6 percent. The high priced segment of the residential market, homes over $500,000, only accounted for 6.2 percent.
